The scope of works for the project included both the careful demolition of the house and several external structures, as well as the excavation of the site to prepare it for the next phase of construction.
Demolition Works
The demolition involved the following:
- House Structure: The existing house was a single-storey brick veneer home with a variety of materials that required specialized removal. Key elements included:
- Terracotta Roofing Tiles and Timber Roofing Framing
- Plasterboard Ceiling Cladding and Roof Insulation
- Timber Framed Dividing Walls, Doors, and Windows (both internal and external)
- External Masonry Skin and Timber-Framed Walls
- Concrete Slab Floors, Floor Bearers, and Supports
- Brick Piers and Concrete Footings
- Asbestos Removal: The house contained asbestos in several areas, which required careful and controlled removal by licensed professionals:
- Asbestos sheeting was located in the eave soffit, laundry walls and ceiling, bathroom walls and ceiling, kitchen splashback, and behind the power board.
- Garage Structure: The garage on the property was a single-storey building constructed from external masonry walls and a concrete slab roof. We demolished the structure and removed the concrete slab foundation as part of the site clearance.
- Non-Specific Items: The scope also included removal of several additional items:
- In-Ground Concrete Pool and Associated Fencing
- Timber Awning with Metal Roof attached to the rear boundary wall
- Metal Garden Shed
- Low Vegetation/Shrubs/Hedges
- Surrounding Concrete Slabs: We demolished all concrete slabs on-site, including:
- Internal driveway slabs leading to the property boundary
- Garage and garden shed concrete slabs
- Concrete pathways surrounding the property boundaries
Excavation Works

- Bulk Excavation: Removing large quantities of earth to prepare the site for redevelopment, ensuring the site was levelled and ready for new construction.
- Detail Excavation: The more intricate excavation work involved carefully removing material to expose foundations, clear space for utilities, and ensure proper grading and drainage for the new development.
